Waypoint Government Income Fund

Waypoint Government Income Fund Limited* is a Jersey Private Fund with a hard cap of £750 million which invests in long-leased properties let to UK Government covenants, principally on behalf of UK pension fund investors. Waypoint Investment Management Ltd is the appointed investment adviser and the fund has c.£319 million under our management.

Waypoint Essential Stores LP

Waypoint Essential Stores Fund is an English Limited Partnership with available funding of c.£150 million.  It invests in a portfolio of edge-of-town retail properties predominantly let to value retailers on behalf of UK and North American investors.  Waypoint Investment Management Limited is appointed as investment advisor and the Fund has c.£150 million under our management.

Waypoint Residential

Waypoint acts as Investment Advisor to the UK Housing Partnership (UKHP), which was established in December 2025 following the corporate acquisition of the PRS REIT portfolio, valued at approximately £1.2 billion. Backed by investors including Northern LGPS and Local Pensions Partnership Investments, there are plans to scale the portfolio significantly in order to address the UK’s persistent undersupply of high-quality rental housing.

The Fund currently comprises approximately 5,500 predominantly single-family homes across the UK. It is focused on expanding a diversified portfolio of high-quality, energy-efficient housing that seeks to address structural supply-demand imbalances while delivering sustainable, long-term benefits to local communities.

In its capacity as Investment Advisor, Waypoint Investment Management Limited works in collaboration with the appointed Asset Manager, Heim Advisory UK Ltd. Waypoint provides advisory and oversight across all aspects of investment and valuation activity, operational performance, and corporate governance.

Waypoint Long Income Fund

Waypoint Long Income Fund is a Jersey Private Fund which targets the acquisition of real estate assets with leases no shorter than 15 years. The fund currently comprises two modern student accommodation properties and a retail space investment in north central London.  Waypoint Investment Management Limited is appointed as investment advisor to this growing fund.

 

Emerald Ground Rent Fund: Long Income 

Waypoint was the operating partner to The Freehold Corporation between 2015 - 2022. The fund invested in ground rent transactions in the residential and commercial property sectors. Waypoint was responsible for sourcing grount rents and providing underwriting advice for the client's investment committee.

 

Local Retail Fund

Waypoint is the appointed asset manager for the Local Retail Fund which invests in convenience and neighbourhood retail assets throughout the UK. These properties are typically anchored by a convenience store such as Tesco Express, Sainsbury’s Local or Co-Op with adjacent units let to national multiples and local convenience retailers. We are responsible for setting and executing the portfolio strategy including stock selection, transaction management, asset management and sustainability.

Waypoint Health Property

Waypoint Health Property is a specialist arm of the business established to acquire and manage healthcare real estate on behalf of institutional investors. 

With a focus on the expanding UK healthcare sector - and deep expertise in primary care -  the team has created a portfolio of value add assets initially for a single client and has since grown to a £61m portfolio of GP surgeries for a number of UK based institutional investors.
